RoofRank is an informational tool that scores and analyzes publicly-available real estate listings. We surface financial metrics (cap rate, cash-on-cash, DSCR, etc.), an overall score, and AI-generated commentary so you can evaluate multifamily deals faster.
RoofRank is not investment advice, tax advice, or legal advice. We are not a licensed real estate broker, financial advisor, or fiduciary. The scores, narratives, and projections shown by RoofRank are estimates based on publicly-available data and standard financial formulas.

Any decision to buy, sell, or pass on a property is entirely your own. RoofRank is one input among many.
You're responsible for keeping your password secure. Don't share your login. If you suspect unauthorized access, email hello@roofrank.io.
Free tier is free, full stop. Paid plans (Pro, Agent & Team) are billed monthly or annually via Stripe. You can cancel any time from settings — your subscription continues until the end of the current billing period and then stops. We don't issue refunds for partial periods unless required by law.
Pricing may change with 30 days notice. If we raise the price on a plan you're already subscribed to, you keep your current rate ("founding member pricing") for as long as your subscription stays continuous.

Opt-in is explicit and double-confirmed. You will only receive SMS messages from RoofRank if you (1) add your US mobile phone number in your account settings at roofrank.io/roofrank-settings.html, AND (2) enter a 6-digit verification code we send to that number, AND (3) leave SMS alerts enabled. Types of messages you may receive from RoofRank:
Message frequency: recurring. You may receive up to approximately 20 messages per month from RoofRank, depending on activity in your saved markets. Frequency varies — there are no guaranteed messages.
Message and data rates may apply. RoofRank does not charge a fee for SMS messages, but your wireless carrier's standard message and data rates apply per your mobile plan.
To stop receiving SMS messages from RoofRank, reply STOP to any RoofRank message. You will be unsubscribed immediately and permanently from all RoofRank SMS notifications. You can also disable SMS alerts at any time in account settings.

Carriers are not liable for delayed or undelivered messages. RoofRank uses AWS End User Messaging (Amazon SNS) to send SMS; messages are routed through major US wireless carriers.
No third-party data sharing. Phone numbers and SMS opt-in information you provide to RoofRank are used solely to deliver the messages you've opted into. We do not share, sell, or disclose your phone number or SMS consent records to third parties, affiliates, or marketing partners. This is governed by our Privacy Policy.
We do our best to keep listings, rent estimates, and market data fresh and accurate, but we can't guarantee it. Data comes from third-party providers (RentCast, ATTOM, HUD) and the underlying public records — all of which have their own gaps and lag times. Always verify before acting.
Some narratives, analyses, and chat responses on RoofRank are generated by AI (Anthropic's Claude). AI can be wrong — it can hallucinate, miss nuance, or confidently state something false. Treat AI output as a starting point for your own due diligence, not a conclusion.
Don't scrape RoofRank, reverse-engineer the API, share your account, or use the service to compete with us. Don't post anything illegal, defamatory, or harassing in deal notes or chat. We can suspend accounts that violate this.
You can delete your account any time from settings. We can suspend accounts that violate these terms. If we shut down RoofRank entirely, we'll give you 30 days notice and a way to export your saved deals.
RoofRank is provided "as is" without warranties. We're not liable for any loss arising from your use of the service — including any investment decision you make based on data or scores shown here. Our total liability to you in any 12-month period is capped at what you paid us in that period.
These terms are governed by the laws of [State TBD with counsel]. Any dispute will be resolved in the courts of that state.
If we change these terms in a material way, we'll email you before the change takes effect.
