What markets are included?
Currently live in 5 Massachusetts cities: Lynn, Worcester, Salem, Revere, and Framingham — all with real listings and nightly scoring. We're expanding across New England next; Pro users get every new market the day it launches.
How accurate are the scores?
Scores are based on PITI cash flow (mortgage + taxes + insurance), HUD Fair Market Rents, and real tax data from ATTOM, recomputed nightly at today's Freddie Mac rate. They're a starting point — you verify with your CPA, lender, and agent before you offer.
How often is data updated?
Listings are scored every night at 2am ET. New listings appear in your feed the morning after they hit the market.
What AI features are included with Pro?
Pro includes AI deal narratives (a written bull and bear case on every Strong Buy / Buy listing), Ask the Analyst (an AI chat on any deal that knows the property's numbers + your local market), and the AI Market Brief email when there's something worth your time. All powered by Claude Sonnet 4.6.
Can I cancel anytime?
Yes. No contracts, no cancellation fees. Click "Manage subscription" in the dashboard menu to cancel directly from Stripe — you retain access until the end of your current billing period.
